Sealcoating is almost always priced per square foot. Commercial pricing is always per-square-foot; residential driveways are sometimes flat-rate for smaller properties. A reputable contractor measures the actual surface during the estimate, not by eyeballing from the street. Your estimate should clearly state square footage, rate per square foot, and any additional charges for crack filling or prep.
Surface size is the biggest factor, but condition matters almost as much. A clean, smooth surface with no cracks is faster and cheaper to sealcoat than one needing oil spot treatment, crack filling, and pothole repair first. Materials matter too. Commercial-grade coal tar and asphalt emulsion sealers cost more but last substantially longer than watered-down consumer products. Two-coat spray-and-squeegee application delivers better results than a single sprayed coat.
The lowest bid is rarely the best value. Watered-down sealers fail in months. Rushed crews skip surface prep.
