Commercial parking lot maintenance runs on a sealcoating cycle every 2-3 years, with targeted crack filling and pothole repair in between. Fresh asphalt should be sealcoated after 6-12 months to let initial asphalt oils cure. From there, sealcoat every 2-3 years, fill cracks annually, repair potholes as they form, and refresh striping every 3-5 years.
A hairline crack lets water reach the base. Water erodes the base. Freeze-thaw cycles accelerate damage. What starts as a quarter-inch crack becomes a pothole, and a pothole becomes a section needing cut-and-replace repair. Annual crack filling is dramatically cheaper than the pothole work that follows when cracks are ignored.
Potholes create liability risks. Customer vehicle damage and pedestrian injuries are expensive. They also get worse quickly; each vehicle that hits one pushes broken asphalt deeper into the base. Urgent pothole repair should always be cut-and-replace with properly compacted new asphalt, not a quick throw-and-go fill.
Fresh striping signals a well-managed property. Faded striping signals neglect. Beyond appearance, striping is required for ADA accessibility compliance and local fire code. Most commercial lots should be restriped every 3-5 years, with high-traffic lots sometimes needing it sooner. When sealcoating is performed, striping should always be refreshed as part of the project.
